Orange County Market Update Q3 2026

A closer look at home prices, inventory, and what to expect in the months ahead.

The third quarter brought a steadier market to the Orange County coast. Median prices edged up again, but the pace of growth slowed from the spring, and buyers found a little more room to negotiate as inventory improved.

Homes that were priced well and presented well still sold quickly, often within two weeks and with multiple offers. Homes that came to market above comparable sales sat longer and typically closed only after a price reduction.

Looking ahead, we expect a quieter fourth quarter with a seasonal dip in new listings. For sellers, that means less competition; for buyers, it means fewer choices but more motivated counterparties. As always, the right strategy depends on your neighborhood and your timeline.
